Maintaining quality housing will attract quality tenants and reduce the chances that you will rent to undesirable tenants.

So often we are asked how to avoid renting to the “undesirable tenant”.  Although there really is no clear-cut answer to this or a list of undesirable tenants there are some things that you can do to prevent renting to the less desirable tenant.

Maintain quality housing.  Having a clean unit with quality features including neatly maintained landscaping, flooring, lighting and fresh paint can make all the difference in attracting the tenant you desire.

Make sure all potential tenants fill out the same application no matter how they present themselves.

Screen applicants. Don’t be swayed. That person that may present themselves so well being nicely dressed and well-spoken might have a laundry-list of creditors after them, several evictions or even a criminal record. With that being said, make sure that everyone on the lease have their credit and criminal background checks regardless of how they present themselves.

Check the facts on every potential tenant's application.

Verify the facts on the application. Call the tenants employers and past landlords for references.

Fact check. The bottom line is that people can mislead you when they want something and you have the power to reject them. Verify everyone’s employment and call they’re past landlords.

Take a copy of every applicant's photo ID's.

Make sure that you get copies of the applicant’s photo ID. People will try to pull a fast one and have someone move in that is different than the person that actually filled out the application.

Require a copy of a driver’s license, state ID or other valid photo ID along with the completed rental application. Talk to experienced landlords and they’ll tell you that they’ve had the old bait and switch attempted on them. The person that goes to move into the unit is not the same person that you showed it to or the person that you had fill out the application. Without that photo ID how would you prove it?

Pittsburgh Neighborhood East Liberty Rejuvinated

When thinking about investing in real estate we consider the neighborhood, the community that surrounds it, the school district etc. When thinking about investment properties we look for where we can get the most bang for our buck and rent units for the most money possible. Had you asked us back in 2007 if the East Liberty area was a good community to invest in, we would have probably responded with mixed emotions.

East Liberty is a section of the east side of the City of Pittsburgh that is surrounded by neighborhoods like Shadyside, Highland Park, Homewood and Wilkinsburg.

Boarded up buildings were a common sight in East Liberty not more than 7 years ago.

Sure it offered a diverse community with unique shops, restaurants and bars owned by people living  in the community and it isn’t far from a large park, Pittsburgh Zoo and other great museums, but it was also riddled with drug and alcohol abusers, crime and condemned buildings. Is that a place to settle into and potentially think about raising a family?

East Liberty featured thriving businesses and theater opportunities in its glory days in the 1940’s and 50’s.

Looking at the same neighborhood today in 2014 you would get a different response from us. Many of the condemned buildings have been torn down and replaced with luxury housing complexes, new opportunities for small shops are available and that diversity we mentioned? Still there. The one thing that has changed is that some of those small business owners that were there moved their businesses toother parts of the city such as neighboring Larimer, Homewood and Wilkinsburg. All this redevelopment has put East Liberty back on the map like it was in the 1940s and 50s. USA Today even named it in their May 8, 2014 article “10 up-and-coming neighborhoods around the USA” alongside Ohio City, Cleveland; Detroit, Michigan; and Kansas City, Kansas to name a few.             This recognition comes as another feather in the hat of Pittsburgh with all of the recent recognition the city has gotten in the past few years, from “most livable city” to a top 10 “comeback city” to “smartest city in the United States” to the unexpected “10th most romantic city in the United States”. Moral of the story? Kudos to those that saw the potential in the East Liberty neighborhood and truly gave it the spit polish it deserved.  Don’t be afraid to think about investing in a lesser neighborhood that you see the potential in and really getting involved in the community and push for the changes that the community needs to take it from mediocre to great. The payoff in the end will be more than worth it. Consider all those people that took the chance and invested in property in East Liberty when it was dirt cheap…how much do you think those properties are going for now?

Celebrity Homes: Oprah's The Promised Land

This entry in our celebrity home profiles is quite possibly the most renowned celebrity home in the entire United States.  We are of course talking about Oprah Winfrey’s Montecito, California estate, The Promised Land.

Oprah named the estate to pay homage to a remark by Dr. Martin Luther King Jr., and we couldn’t think of a better name to reflect the character of this property. In 2001, Oprah purchased the home and the surrounding 42 acres for $52 million (it’s now worth $85 million). The story of its purchase is a testament to Oprah’s obscene wealth. She simply attended a party that the former owners were sponsoring, fell in love with the house, and then offered the owners a check for $52 million despite the home not being for sale.

The spacious Georgian-styled manse covers 23,000 square feet and has 14 bathrooms and 10 fireplaces. Oprah largely keeps her sanctuary concealed from the public eye, so details on the house are somewhat scarce. Although, we do know that the mansion comes complete with a 1500 volume library, and a garden adorned with 600 rose bushes.  Oprah also had an open air tea house built in the midst of the garden which she uses as a retreat on rainy days (which we guess accounts for a whole week out of the year). DIY Landlord Tips

Land-lording, for the most part, is a pretty intuitive practice. What successful land-lording boils down to is finding good tenants, keep them happy, and doing it at reasonable cost.  While this equation seems pretty simple in theory, in practice it can be difficult to execute.  We have assembled a list of landlord tips that will help you carry out your duties smoothly.

repairman21.) Maintain your tenant’s properties to a high standard.

This one is seems like a no-brainer, but surprisingly enough it is often overlooked.  In order to maintain a high standard of quality at your units, you should put some procedures in place.

Firstly, you should try to respond to repair requests within 1-2 days (especially if it’s an emergency).  We realize that this isn’t always practical if you’re working full-time or managing several units, so we recommend having 2 trusted handymen who could assist you tenant if you cannot.

Secondly, we suggest doing walkthroughs of your units once a month. You may spot problems the tenant won’t, or find problems before they deteriorate further. Also, many tenants will appreciate your proactive efforts for unit upkeep.

Finally, you must be willing to upgrade your properties from time to time. This can be a fine line to walk because often times tenants make demands that are overly expensive. When a request is made you must carefully consider the cost/ benefit of the request, and factors like the tenants past behavior.

We just don’t mean for traditional means such as phone or email (while these mediums are a must nowadays). This can be done in several ways; possibilities include an online form to submit rent, requests, or applications. Also, encourage your tenants to follow you on your social media profiles (if you have any) because it’s a quick, informal medium for communicating.

Input from your tenants can be valuable, especially if you are new to being a landlord. Receiving input face-to-face can be a difficult process with tenants not always being honest, or being a little too combative to produce constructive results. We suggest writing up a short survey with the goal of finding out how you can improve your tenants living experiences. Distribute the survey once or twice a year, and assure your tenant it will remain anonymous.
